Mayan Train to improve property values

According to the latest study, the Mayan Train will increase the surplus value of land, houses, and apartments in the Yucatan and the other Southeast states.

This year, Yucatan state presented the largest increase in property values, compared to the other states in which the railroad will be built: Quintana Roo, Chiapas, Campeche, and Tabasco. For the analysis, prices from last year and until November 2018 were evaluated.

According to estimations of the real estate portal, home values in the region will grow 12.75 percent on average.

The Mayan Train is estimated to cost between 120 billion and 150 billion pesos, which will be obtained through a combination of government and private funds.

Leonardo González, real estate analyst at Propiedades.com, said that as the Mayan Train increases the connectivity between the states, the economy will benefit from the synergies that develop.

The real estate specialist commented that in the last year, land appreciated in value by an average of 25 percent. Houses in the southeast rose 5.6 percent in value on average, but in Yucatan in particular, the average was 6.4 percent.

Chiapas home values actually dropped 57 percent.

“The project has a regional profile, which should trigger a greater diversity of the resident population, a concurrence of points of interest, and a flow of residential investments, as well as promoting new business centers, better coordination with local governments, and greater habitability of its population,” said González.

The president of the Professional Appraisal College of Yucatan (CVPY), Hebert Zumárraga Rejón, pointed out that the project, although in its initial phase, is expected to generate a good flow of investment to the state and its neighbors.

“The Mayan train project will increase real estate costs where it will go through … Without a doubt, it will bring many benefits to the real estate sector, such as the increase in the value of the land through which it crosses,” said Zumárraga Rejón.

He indicated that it will generate many opportunities for restaurateurs, hoteliers, companies dedicated to amusement parks, and real estate operators in the region.

The creation of the Maya Train seeks to promote social inclusion to gender groups, promote economic growth through the promotion of productive projects, protect the ecosystems and environmental services that these regions provide, avoid overuse and create social mechanisms to encourage community conservation, but above all, promote respect for native people.

The speed of the Maya Train will be 160 km per hour. The trip is divided into three sections

• Jungle stretch that is equivalent to 426 km

• Caribbean section that is equivalent to 446 km

• Gulf section that is equivalent to 653 km

The function of this railway line will be for the use of local people, tourists and to transport cargo merchandise and the stations will be: Palenque, Tenosique, Escárcega, Campeche, Mérida, Izamal, Chichén Itzá, Valladolid, Cancún, Puerto Morelos , Playa del Carmen, Tulum, Felipe Carrillo Puerto, Bacalar and Calakmul.

Once complete, the train will travel through five Mexican states in the southeast: Chiapas, Tabasco, Campeche, Yucatán and Quintana Roo (in the Riviera Maya). There’ll be more than 1,500 km of paved roads that will connect several locations in the region.

The goal of the project is to push growth in both the tourist and economic development of the Yucatan peninsula. This new route will establish 19 new train stations, 12 stops, and will allow several small Mayan towns and villages to have easy accessibility for tourists and visitors.

The Tren Maya will offer three transportation services: one for local passengers who live and work in the region, another for tourists and a third service for transporting cargo.

The Mexican government estimates that this mobility project will attract upwards of 3 million tourists per year for the first few years and will transport approximately 8,000 passengers per day.

If all goes as planned, visitors from all over the world will be able to move around the Yucatan Peninsula aboard the Tren Maya beginning in 2023.

There’ll be three types of passenger cars available: the"Xiinbal", which will be used for tourists, transporting both first class and economy ticketed passengers. The "Janal" cars will include a dining car and will offer fantastic gastronomic experiences from 5 of the best Mexican chefs in the region, cooking traditional dishes from the states that the Tren Maya will pass through. Finally, the “P’atal” car, which is specifically designed for long-stay passengers and includes full cabins as well as private showers.

The tourist offer of the Tren Maya is the best known, but its purpose will also extend to transportation for locals who need to travel to work as well as serving as a cargo vessel that will transport jet fuel to nearby airports, among other cargo.
